The tenancy file
One file for the tenancy.
The landlord's dates for the property, and the tenant's rent, repairs, and messages, sit on one file when both people have entered the same home.
A landlord enters the dates. The file lists what is there, what is missing, and what is out of date. A tenant enters rent, repairs, and messages. Aresset does not say that a legal duty has been met, does not give a score, and does not decide who is offered the home.
Property papers and the tenant record
A landlord enters certificate, deposit, and rent dates, then reviews what is there, what is missing, and what is out of date. A tenant enters rent paid, repairs, and notes about the home. A later reader sees those entries. Aresset does not invent a score, does not say a duty has been met, and does not decide who is offered the home.
- Papers the landlord reviews
- Rent, repairs, and messages from the tenant
Dates entered. Missing papers stay missing. You still file.
Rent paid. Repairs raised. Messages sent.

Messages
A tenant can record whether the house meets the legal requirements and whether repairs were answered. A landlord can record whether the rent was paid. Both sit on the same file so each person can read them. Aresset does not rank one side above the other. A repair request and the reply are both entries on the file.
What a later reader can see
A phone reference, a folder of certificates, or an inbox of receipts is hard to pass on. A file already filled in lets the next landlord read the tenant's rent and repairs, and lets the next tenant read the landlord's certificates and repair replies. Publishing a listing is separate. Writing an entry does not put it on the marketplace.
Already on the file
Before anyone asks for a reference
Open an account.
You add to the file while you are in the home, so the next tenancy has something to read. Anyone can open a file in this demo. If you are the tenant of a home that is already open, you can join it from the file.
